CLF Satrem, French Leader in Residential Sprinklers

Since 2015, CLF Satrem has developed its expertise in residential sprinkler systems. While the first installations are finally appearing in France, the concept of residential sprinklers has existed since the 1970s, with some countries even making it mandatory. A close relative of the "classic" sprinkler, the residential sprinkler stands out due to its performance objectives, primarily focused on improving evacuation conditions.

Objectives of a "Residential Sprinkler" System

According to standard NF EN 16925, a properly designed and installed residential sprinkler system can detect and control a fire in its early stages and activate a fire alarm. The system's operation rapidly reduces the rate of heat and smoke production, allowing occupants more time to escape to safety or be rescued.

Composition of a "Residential Sprinkler" System

A residential sprinkler system consists of a water supply and a network of pipes equipped with sprinkler heads. These heads are installed at specified locations on a roof, ceiling, or walls. The installation of an automatic residential sprinkler system must meet several criteria, which vary depending on the building's classification (see below).

Applications of Residential Sprinklers

Which buildings are affected?

The term "residential," translated from English, can be misleading. While it obviously refers to dwellings, whether multi-unit or single-family, it also encompasses other "living spaces" such as certain Public Access Buildings (ERP), specifically Type J (nursing homes) and Type O (hotels).

Type 1 building (least hazardous)

  • Single or two-family home/dwelling
  • Prefabricated house
  • Bed and breakfast

Type 2 building

  • Multi-family housing
  • House with multiple families sharing common facilities
  • Nursery or day care center for the elderly (10 residents or fewer)
  • Student housing

Type 3 building

  • Care home (more than 10 residents)
  • Small hotel or inn
NF EN 16925 limits the height of all these buildings to 4 stories or 18m. A French annex is currently under development to enable the protection of taller buildings.

Our expertise in residential sprinkler systems

CLF Satrem is a pioneer in residential sprinkler systems in France, although such systems are already widely used in other European countries and North America. In September 2016, CLF Satrem assisted the City of Bayonne and the SDIS (Fire and Rescue Service) of Pyrénées Atlantiques in conducting the first tests in France in residential buildings located in the historic city center. Our Toulouse agency also completed the first contract for installing a residential sprinkler system in an occupied environment, for the EHPAD in Nérac.

Residential tertiary application

Optimal protection for healthcare facilities

On June 28, 2017, acceptance tests were conducted for the fire protection system at the EHPAD in Nérac, the first French facility to be equipped with a residential sprinkler system. These live fire tests confirmed that, thanks to this system, the fire is contained within a protected volume and that people in adjacent premises (lateral and vertical) can remain there without risk.
